What are the general rules?
Be safe and use your head.
All of the following are not allowed and will result in loss of security deposit (see question #2) and/or termination of rental contract.
- Alcohol abuse and any other drug usage occurring on the premises
- Vandalism or any other damage to the premises
- Any use of violence on the premises
- Use of the premises for anything other than rehearsal and recording of music – NO SUBLETTING
- Non-payment of rent and late fees or any other fees incurred by client
- No propping open of doors or leaving them unattended
Is there a security deposit?
Yes, it is equal to one month’s rent.
What money is required to move in?
For the first three months, you will be required to pay one month's rent, plus 1/3 of the final month plus 1/3 of the security deposit.
Can the security deposit be used as the last month's rent?
No. The security deposit is used for damages only.
How much notice do I need to give before moving out of my studio?
You must give at least 60 days' notice prior to the end of your current term.
How do I ensure I get all of the security deposit back?
First we must receive your 60 days' notice, any past due fees, and rent for your last 60 days. You must return the studio to the condition it was in when you moved in. Once you have moved out and cleaned the studio, the studio will be inspected and the appropriate amount, which will be the entire security deposit if the studio is clean and ready for the next client, will be returned.
When is the security deposit returned?
Within 30 days of moving out.
Can I repaint the outside of the door?
Room doors may be painted and must not have any obscene drawings, paintings or photos, obscene language or racism.
What color paint should I use when repainting?
White for the ceiling, earth tones for the walls and door.
How old do I have to be to rent a studio?
18 years old.
Can more than one person sign the contract?
All interested parties must be signed on the rental agreement.
Are the locks changed before a studio is re-rented after the client moves out?
Yes, we change the locks on the door to each studio before we re-rent that studio.
Do old clients have access to the building once they move out?
No, each building is equipped with a coded access system and each client has their own unique access code. When they leave, that code is canceled and will no longer work.
Is the practice space heated and air-conditioned?
Yes. The entire building is kept at a constant 68 degrees fahrenheit year-round, and is also humidity-controlled.
Does The Hive Colony's insurance cover the gear in my studio?
Yes, The Hive Colony's insurance policy does cover any music equipment or personal effects against loss and/or damage. We strongly recommend that all individuals who will have music equipment or other personal effects on the premises get insurance to cover theft and/or damage of these items.

Can I make copies of the keys to my studio?
Yes. You are given one set of keys, so it's up to you to distribute copies to all other interested parties, limited to those who are signed on the rental agreement.
Is it okay to modify the interior of my studio (put up posters, paint, etc.)?
Yes, minor modifications are okay such as, posters, hanging shelves, painting the walls (no spray paint) and general small holes in the walls, etc. (do not hang anything from the ceiling, and do not use staples). It is your room and you should feel free to be creative with your space; however, we do require that once you move out you return the studio back to the way it was when you moved in.
Am I responsible for any damages caused by myself or my guests?
Yes, you agree to pay for any necessary repairs to damaged property that you or your guests have caused.
Can I smoke inside the studio or building?
No, it is illegal in Michigan to smoke in a public place. However, you may smoke outside or in designated areas, but please put the butts in the ashtrays.
Are there vending machines on site?
Yes, there is a pop machine and snack machines in the building.
Is there really 24-hour access to my studio?
Yes, you have your own code to the main door to the building and keys to your studio and you may come and go as you please.
Can I live in my studio?
No, you may not live in your studio. The Hive Colony is not zoned for residential use and cannot allow anyone to live on the premises. It is very easy to tell when someone tries to live in their studio. The last thing I want to see is somebody trying to take a shower in my sinks.
Are animals allowed?
No animals of any sort are allowed. That includes but is not limited to dogs, cats and reptiles.
What is the policy on skateboards, bicycles, and rollerblades?
Skateboards, bicycles, and rollerblades are not allowed anywhere on the premises. That includes the parking lot.
What is the policy on firearms, weapons and fireworks?
Firearms, weapons of any sort, and fireworks are strictly prohibited.
